The Pay Potential of Living Close to Every London Tube Station

Salaries differ quite significantly across the UK, and in 2023 the average salary for the UK was £34,963 – with London sitting at £44,370. The London Trust recommends a minimum London weighting pay boost of £9,600 for inner London and £6,549 for outer London, but how much does pay actually differ across London?

Eager to find out, the experts at online job search platform , JobLeads,  tapped into job listing data surrounding each tube station, to calculate an average salary and determine London’s best-paid locations and sectors.

Study Highlights:

  • Employees near West Finchley station in Barnet earn the most, averaging £53,084.37 per year.
  • Finchley Central station’s location earns the second highest at £53,075.37.
  • The Central Line’s Theydon Bois’ area is the lowest paid, earning just £31,221.26.
  • The technology sector is the highest-paid industry in London at £49,954.76 per year on average.
  • Administrative & business operations workers earn the least at £36,149.04.

London pay guide: Job salaries around every tube station

Londoners working around West Finchley station (Zone 4) in Barnet earn the most of all station locations, averaging £53,084.37 per annum. The industries fetching the most in this area are personal services and technology, both earning £84,746.02 on average. On the flip side, sales, retail and customer support roles earn the least at £33,431.03 per year. West Finchley has a great community feel boasting a plethora of independently owned businesses, providing a wealth of job opportunities.

In second place, Finchley Central station’s area (Zone 4) earns the second highest at £53,075.37. The industry disparities between West and Central are slight, with personal services and technology both earning the most at £84,746.02 – meanwhile, once again sales, retail and customer support roles earn the least at £33,833.90 per year.

Third place goes to Hendon Central (Zone 3 & 4) with employees in the area earning £51,716.93 on average. Hendon is known as a vibrant area with a mix of residential and commercial areas and many independent businesses. The location offers both city and country living, as one of London’s greenest boroughs.

In last place, the station with the lowest salaries is Theydon Bois (Zone 6), earning £31,221.26 per annum – that’s £3,741.74 less than the UK average and £13,148.74 less than the London average. The roles available span from Marketing, Advertising & Public Relations Occupations earning £25,913.93 to Repair, Maintenance & Installation Occupations earning £33,785.75.

Industry salary breakdown around every tube station

The most lucrative industry across all tube stations is technology, earning an average of £49,954.76 per year. London is currently reigning as the world’s tech capital, so it’s no surprise that this career is the highest earning – over 1.7 million people are employed by the tech sector, adding over £150bn to the UK economy annually.

In second place, farming, fishing & forestry occupations earn £47,715.52 on average, with Finchley Central, Hendon Central and West Finchley boasting the highest salaries at £63,326 per annum on average.

Personal service occupations earn the third highest earners at £46,175.55 yearly. Currently, eight areas are offering roles paying up to £84,746.02, the highest-paid roles across all station’s areas.

On the other hand, administrative & business operations occupations pay the lowest across London, with much lower pay than the London average (£44,370) offering £36,149.04.
